       Below are Rehab/Construction programs based on Loan to Cost/Completed Value of the Project.
     These programs are NOT suitable for minor cosmetic repairs (other options available).
            

       1) FHA 203k Rehab loan, 97% loan to cost (
minimum $120k loan amount)
       Owner Occupied Only, Full Doc, rehab loan (construction completions case by case!)
      
Terms- Fixed and arms
       Rate -low fha rates
       Fees - 1-2pts.  Fees can be rolled into the loan. 
       Fico - 580 Fico Full Doc only!
       Reserves- none,
       Available states - Many states, inquire
       Loan amounts & Properties- Residential 1-4units

       2) Bank Rehab OTC loan (minimum $120k loan amount)
       
INVESTOR 75-80% "Loan To Cost" Full Doc, Rehab Loan (Refi's based on compl. value)
       
Terms- 30yr fixed
        Rate - Permanent rate(6-7%), prime+1-1.5% during rehab/constr. period
        Fees - 1-2pts
        Fico-
Full Doc w/720 fico, Self-Employed w/740 fico, Stated not available
        Reserves- Determined by Underwriting (typically 4months)
        Other- No Bankruptcy in 2yrs, Need 3 credit lines, Construction Completions case by case!
        Available states - Nationwide
        Loan amounts & Properties- 1-2unit conforming loan limits
       
OWNER OCCUPIED 95% "Completed Value" Full Doc (Purchases based on Loan To Cost)
      
  Rate - Permanent rate(5-7%), prime+1-1.5% during rehab/constr. period
        Fees - 1-2pts
        Fico-
Full Doc w/700 fico, Stated not available
        Reserves- Determined by Underwriting (typically 3months)

Terms- I/O no prepay, this is not a one time close (no perm loan)

         Fees - 2-3pts
         Fico-
Full Doc w/620 fico, DTI flexible!
         Reserves- 6months
         Other- No Bankruptcy in 3yrs, No Prepay
         Available states - California only!
         Loan amounts & Properties- 1-4unit, loan amount case by case if > conforming limit

          4) Investment Construction Loans, Nationwide.  Full doc, 80% loan to cost.  620+ fico's.
